All 83 apartments will be leased at affordable rates, said John Welsh, director of AHC’s Multifamily Division. He spoke at the Arlington Housing Commission meeting Thursday night, Jan. 12.
As per the “form-based code”--the zoning rules which control much of how Columbia Pike will be redeveloped--AHC must include retail on the ground floor. Current plans show three spaces totalling 6,700 square feet.
A mixture of one- and two-bedroom units will populate the residential floors. They will run from 600 to 1,000 square feet. Single people earning about $35,000 per year or less and families of four earning less than $65,000 will qualify, Welsh said.
Housing commissioners asked that the company consider adding efficiency and three-bedroom units.
The ground in the area is contaminated by gasoline, and it will be the seller’s responsibility to clean the site before AHC takes over, commissioners and Welsh said. Nova Petroleum Realty LLC, part of the Capitol Petroleum Group, owns the gas station.
AHC owns Harvey Hall, an apartment complex at 860 S. Greenbrier St. in the Columbia Heights-West neighborhood, just north of the Shell station. The development will cover a slice of the Harvey Hall property and all of the wooded area on the lot.
Welsh said AHC plans to finalize the sale in July and complete the building in 2014.
